The right of a grantor to petition the court for return of a property if the grantee violates a condition is the first right of refusal possibility of revertor under power of termination rule against perpetuities.

The rule against perpetuities is a rule established by the Anglo-American common law that makes it a point that people do not use legal instruments to exercise their control over the ownership of a private property for a time period that has already crossed the lives of  those who lived when the deed or the instrument was written.

It also disallows a person from creating any future interests in a property, beyond 21 years of the lifetime of the ones who lives at the time of making the deed.
