As per the above case, on the expiry of the two years contract tenant is liable to follow the terms and conditions of the new contract. He obliged to pay the rent amount of $975.

The tenant wrongfully holds the property even after the expiration of the contract then the landlord has the right to treat the tenant as a trespasser and sue for damages and possession. He can also impose the new contract.
