Has (in english) is the [haber] part,and you always need to change that to make the subject and the verb agree. The same thing happens in Spanish. All presente perfecto means is that the verb needs to match present tense and it needs to have haber (which needs to agree with the subject). Same thing happens with the second sentence except the subject is plural. Thus, you have: Juan and Marisol have lived in Buenos Aires for many years. Normally, you use [have] when you have a plural subject, in spanish have would be han. Vivido (lived) matches present tense.
