Deindustrialisation which resulted in less factories as companies shifted their manufacturing operations to countries of lower production cost. This results in less pollution to the environment as the industrial scene is replaced by the growing services sector. The increasing emphasis on human development and henceforth the sustainability of development is also a contributing factor.
The burgess and Hoyt models both try to understand urban land use. Both models have the same assumptions (e.g all land is flat, the importance of centrality, and etc).

I'm going to assume you meant poles for this. The lines that meet at the North and South Poles are called Longitude. How I like to remember that is Lat is relaxing and Long is tall. :)
