Zoning allows local governments to regulate the areas where property or land under their jurisdiction can be used for specific purposes. Examples of zone classifications are more specific designations such as residential, commercial, agricultural, industrial, and hotel/hospitality.

Population growth or housing growth is associated with greater potential for zoning adoption. Communities with more developed land areas are more likely to employ zoning. Wealthier townships are more likely to adopt zoning. Townships with consistently conservative voting patterns are less likely to be zoned.
