Also, the sea region that Cuba is located in is close to the major trade route between the USA and Europe.

In addition, if USSR had the ability to place their missiles in Cuba, they could put the entire USA in their missile range.

The land was given almost free of cost and all the new owner of the land was required to do, was work the land until it was ready for farming/crops, and then they had to build a house for themselves (and possibly their family).
