"Pet Pig Farm." Marcy wanted to buy Lucy's land and use it to breed small pigs to be kept as pets. Marcy told Lucy that having w

ater on the property was very important although she did not mention to Lucy her plan to breed small pigs. Lucy assured her that a spring ran through one corner of the property. Therefore, Marcy agreed to buy the farm. Marcy, who loved pigs, assumed that the neighbors would be pleased with the pigs being in the area. Lucy also agreed to sell Marcy a used truck for $5,000. After the contract for the land sale was entered into, Marcy had a land survey done, and it was discovered that actually the spring did not run through the corner of Lucy's property. The area in which the spring ran actually belonged to a neighbor. Additionally, when Lucy brought Marcy the used truck, Marcy said, "That's not the truck!" It was discovered that Lucy, who had two trucks, thought that Marcy had bought the older truck although Marcy thought she had purchased the newer truck. Marcy was also surprised when she received a petition signed by all surrounding landowners objecting to the presence of the pigs and threatening to sue Marcy for nuisance. It will cost Marcy more than she had agreed to pay Lucy in order for Marcy to obtain a similar farm which actually has a spring on it.Which of the following is the most likely result in the dispute between Marcy and Lucy regarding which used truck was sold assuming that both Marcy and Lucy were innocently mistaken and did not intend to defraud the other?

Answer:

Marcy can rescind the contract.

Explanation:

If both Marcy and Lucy made an innocent mistake and did not try to defraud each other, then the contract can be rescinded and no party can sue for damages. It would be different if Lucy would have fraudulently misrepresented the truck to Marcy, then Marcy would have been able to sue for damages.

A

Explanation:

If stock A has a lower dividend yield than stock B, its expected capital gains yield must be higher than stock B's

This i true because's required return for stock A is higher than that of stock B and if the dividend yield is lower than that of B then the growth rate of A must be be higher to offset this difference since the formula for calculating stock price using dividend model uses required rate of return to discount the dividends.

According to most project management literature, the key items to be planned, monitored, and controlled are __________.
Vanyuwa [196]

Answer:

The correct answer is schedule (time), budget (cost) and performance (resources).

Explanation:

To develop the Schedule, the outputs of the processes will be used together with the determined planning tool:

  1. Plan the Schedule Management. It consists of establishing the necessary policies, procedures and documentation. In order to plan, develop, direct and control the Project Schedule.
  2. Define the Activities. It consists of identifying those activities necessary to carry out the Project successfully.
  3. Sequence the Activities. It consists of identifying and documenting what kind of dependency exists between the different activities.
  4. Estimate resources of the Activities. It consists in estimating what type and amount of resources we need and are available to execute each activity.
  5. Estimate the duration of the Activities. It consists of establishing approximately how much time is necessary to complete each activity. As well as the number of resources estimated in the previous process.
  6. Develop the schedule. It consists in analyzing and integrating the order of execution of activities, their duration, resource requirements and possible restrictions. All this, integrated into the planned planning tool, will generate the Project Schedule, and with it the Baseline of the Schedule.
  7. Check the schedule. It consists of following the status of the Project, monitoring its progress and comparing with the baseline to manage possible changes.

The work necessary to carry out the six processes of Time Management must be preceded by a planning effort by the Project team, which is part of the process Develop the Project Management Plan. From it we will obtain, among others, the Schedule Management Plan that determines a methodology, the planning tool used, the format and the criteria to develop and control the Project Schedule.
