Answer:

119 months

Step-by-step explanation:

In this question, we are asked to calculate the amount of time it would take for a break-even point on a mortgage, if there is a factoring in the cost of points.

We proceed to answer the;

Mathematically,

The Break Even Point = Amount Paid for purchasing Discount Points divided by Monthly savings in the interest payments

We lost out the important values given in the question as follows:

Amount of Mortgage - $675,250

Tenure - 30 Years

The Rate of interest without points = 7.25%

The number of points = 3 points

The rate of interest with the 3 points = 6.875%

The amount to be paid for purchasing the discount point is now calculated below;

Since 1 discount point = 1% of mortgage value;

Therefore, 3 discount points = 3% of mortgage value

The amount paid is thus = 3% of $675,250 = $20,257.5

To calculate Monthly payment without points, we use the mathematical formula;

M = P[r(1+r)^n/((1+r)^n)-1)]

Where M

Is monthly payment, r is the interest rate, n is the number of months.

According to the question M = 675,250, r = 7.25% = 7.25/100 = 0.0725 , n= 30 * 12 months = 360 months

M = 675,250[0.0725(0.0725+1)^30/(1+0.0725)^360)-1) = $4606.40

To get the monthly payment with points, we simply use the formula again but this time interest rates will be 6.875% = 0.06875 I.e r = 0.06875

Inputting the terms in the formula will yield a value of $4435.91. This means monthly payment with discount will be $4435.91

Savings in monthly payments after purchasing the discount points = $4,606.40 - $4,435.91 = $170.48

Break Even = Purchase cost of Discount Points / Monthly savings

= $20,257.5 / $170.48

= 119 Months

Hence, the number of months it will take Lisa and Lenny to break-even point on their mortgage will be 119 months

********PLEASE HELP ****** DVD players are going out of fashion in the modern era. If 400,000 DVD players were sold this year an
abruzzese [7]
So 400,000 DVD sales with a 31% decline means in the 1st year following, there will be a decline of 124,000 DVDs sold. So we need to take 400,000 - 124,000, which equals a starting point for year two is 276,000 DVDs.

So a 31% decline on 276,000 = 85,560. So we need to subtract that from 85,560 from 276,000 which is 190,440. So at the end of the second year, DVD sales were only 190,440.  That's also out starting point of the 3rd year.

So 31% of 190,440 equals 59,036.4 for the third year of DVD sales. So we need to subtract 59,036.4 from out third year starting point of 190,440, which equals 131,403.6, but since you can't have parts of DVDs, we'll round the decimal point fraction to a whole number to end up with 131,404 DVDs sold in year three.

So after three years of a 31% yearly decline in DVD sales you end up with DVD sales are 131,404

Pencils that were selling at three for 25 cents are now on sale at five for 29 cents. How much money, in cents, would you save b
natita [175]

Answer:

We would save $1.52 cents

Step-by-step explanation:

3 the pencil were at sale for 25 cent

1 pencil = 25 cent/3 =8.33 cent per one pencil

5 the pencil were at sale for 29 cent

1 pencil = 29 cent/5 =5.8 cent per one pencil

If we bought 60 pencil in group of 3 for 25 cent

=60/3= 20 pencil

25cents * 20 pencil = 500 cent per 60 pencil

If we bought 60 pencil in group of 5 for 29 cent

=60/5= 12 pencil

29cents * 12 pencil = 348 cent per 60 pencil

From the analysis, the 5 pencil for 29 cent is cheaper are we are going to save: 500-348= 152 cents
