Why would a broker or agent need to do a title search on a piece of property that is being sold?

Think of buying a car. Cars have titles (clean, rebuilt, salvage, some others that are irrelevant to ramble on about), and when you’re buying a car, typically you’ll want a clean title. It’s the same here (just real estate titles are not labeled the same). You don’t want to purchase property where legal signatures are invalid on some documents.

A title search is done to insure that there are no leans are owed on the property.  Its to insure that the property is clean of any debt.
