Gene plans to convey a parcel of land to his friend Alice as a gift. He prepares a deed, signs it, and is on his way to Alice’s

house to give it to her when he dies of a heart attack. Alice and Bob are the first ones to find him and discover the deed clutched in his hand. Alice later records the deed, but Gene’s heirs challenge the validity of the conveyance. What do you expect a court would rule in this situation?

Answer:

The parcel of land does not belong to Alice

Explanation:

Although there was intent to deliver the deed and Gene had prepared the items for his friend with full intent to pass it along to her, this did not happen. Gene was unable to deliver the deed to Alice and therefore the family is in all rights to challenge this intention.

Truth be told, had Gene not suffered a heart attack, he could have changed his mind the second he was in Alice's doorway. Since there is no way to confirm this the family and the judge mus rely on the law.

As Alice did not physically posses the deed she is not entitled to the parcel of land.

Answer:

Explanation:

Based on the scenario being described within the question it can be said that in this situation a court would most likely rule that Gene's intent to convey the property to Alice was ineffective because he died before he was able to deliver the deed. Since he was not able to finish this task the overall decision would become legally null and Alice would not be able to actually claim the parcel of land.

B. Why is it important for parties to influence public opinion if they want to shape public policy?
LiRa [457]

Answer:

B. Public opinion does not make public policy; rather, it restrains government officials from making truly unpopular actions/laws.

C. By voting, citizens are participating in the democratic process. Citizens vote for leaders to represent them and their ideas, and the leaders support the citizens' interests. There are two special rights only for U.S. citizens: voting in federal elections and running for federal office.

Bas_tet [7]

In general, we can conclude that with increasing economic development and wealth, a country tends to use more water per person.

Improved water supply and sanitation and better management of water resources will stimulate the economic growth of countries and contribute greatly to poverty reduction.

The economic benefits of improving water supply and especially - sanitation far outweigh the investment costs, which is surprisingly good news for decision makers in the North and the South. Nam, who often see investments as just expenses.  National economies are more resilient to changes in rainfall and economic growth is stimulated as water storage capacity improves.

Investing in water is good business – improving water resource management and improving water supply and sanitation make a significant contribution to increasing production and productivity across economic sectors.

The overall need for public and private sector investments to improve water supply and sanitation as well as improve water resource management is substantial. However, at the national level, addressing such investment challenges is very feasible and within the reach of most countries.

Water is at the heart of sustainable development and is essential for socio-economic development, the health of ecosystems and for human existence. It is important to reduce the global burden of disease and improve human health, well-being and productivity. Water is also an essential input material for the production of some economic sectors.

You hate to work with ignorant people. agree or disagree
nirvana33 [79]
My answer for this question would be AGREE. Yes, I don't like to work with ignorant people. Ignorance is a choice. Ignorance can be avoided when you have the eagerness to learn. Ignorance is like an excuse for those people who are lazy enough to learn and people like these are considered a liability.
