Multiply the second part -----> 12x - 20 + 6x^2 -8x + 2
Combine like terms --------> 6x^2 + 4x - 18

(x^2-1)(6x-1) / (x+1)

Then rewrite x^2-1 in the form a^2 + b^2, where a=x and b=1

(x^2-1^2)(6x-1) / (x+1)

Then use the difference of squares!

(x+1)(x-1)(6x-1) / (x+1)

LASTLY cancel "x+1" !

so ur answer is (x-1) (6x-1)
