This is case of joint tenancy. Ted and Janet owned the property and had equal rights to it. Janet under this legal arrangement can not transfer ownership(whether by will or even inheritance) to another individual. And so Ted will win because he has rights of survivorship to the property under the Joint tenancy arrangement and he is the surviving spouse. Ted will get the title to the entire property.
