Home loans typically involve "points," which are fees charged by the lender. Each point charged means that the borrower must pay

1% of the loan amount as a fee. For example, if the loan is for $100,000 and 2 points are charged, the loan repayment schedule is calculated on a $100,000 loan but the net amount the borrower receives is only $98,000. Assume the interest rate is 1% per month. What is the effective annual interest rate charged on such a loan, assuming loan repayment occurs over 360 months? (Do not round intermediate calculations. Enter your answer as a percent rounded to 2 decimal places. Use a financial calculator or Excel.)

Answer:

Ans. The effective annual interest rate charged on the loan is 12.99% effective annually. (Please see the attached excel spread sheet)

Explanation:

Hi, attached is the amortization table that I made for this case. Notice that there is a yellow and green cell, the yellow one is the result of using the "IRR" function of MS Excel which provides an effective monthly rate, since the payments are made every month, then we have to transform that monthly effective rate into an effective annual rate, this is the formula to use.

EffectiveAnnual=(1+EffectiveMonthly)^{\frac{1}{12} } -1

That is:

EffectiveAnnual=(1+0.012267477)^{\frac{1}{12} } -1=0.12986448

Which we round to 12.99% effective annually.

Finally, notice that I didnt use the payments to find the effective rate, I used the cash flow, that was because you didn´t receive all the 100K (the fee, remember?), you received $98,000.

Best of luck.

Dmitriy789 [7]

Answer:

The correct answer is Introduce unnecessary ground rules or let the parties suggest them to distract. Introduce internal information that will help illuminate the issues and interests.

Explanation:

The decision by consensus is a decision process that seeks not only the agreement of the majority of the participants, but also pursues the objective of resolving or mitigating minority objections to reach the most satisfactory decision. At the same time consensus means: a) a general agreement, b) a process to reach that agreement. Decision-making by consensus is primarily about the process.

It has been said that true consensus implies "meeting everyone's needs." Decision-making by consensus attempts to denigrate the role of factions or parties and promote the expression of individual voices. The method also increases the probability of unforeseen or creative solutions by juxtaposing dissimilar ideas, as it seeks to minimize the objection; It is very popular in voluntary organizations, where decisions are made when there is generally broad approval. The consensus method is desirable when it is unlikely to force compliance with the decision, just as if each participant independently adopted the same unanimous decision.

Which of the following would most likely be included as part of manufacturing overhead in the production of a wooden table?A) th
makvit [3.9K]

Answer: Option C

Explanation: Manufacturing overhead refers to the that portion of the cost which cannot be allocated to the units produced in a reasonable manner. These costs are indirectly related to the product manufactured. For example = depreciation, rent etc.

Thus, the cost of glue cannot be allocated to each individual unit produced. As the worker might put a more in one unit and a little less in the other.

Thus, from the above we can conclude that the correct option is C.
