1. The main idea of this passage is to show benefits from obtaining LEEDS certification. In the first part, it briefly introduces us to this cerification explaining its purpose.

Then, the biggest part of the passage is dedicated to stating reasons for choosing LEEDS certification for a building.

It is enviroment-friendly, resuces greenhouse gases emition, saves energy etc.

But besides all that, it also makes work environment healthier increasing worker's productivity.

2. Since this text is kind of advertising, it has a certain level of persuasive writing in it. It is addressed to building owners in order to persuade them to obtain this certificate. It does so by presenting the ways in which LEEDS certification saves their money.
