If a financial firm securitizes a mortgage, the seller will bundle parts of the mortgage together and then sells them to various investors. During 2007-2009, they had two bad years of trying to bundle the securities on a mortgage together and sell them to investors. They were selling homes to those who couldn’t actually afford to pay for them and then the investors were also accuring bad debt because payments weren’t being made on the properties.

For the answer to the question above,
when a financial firm securitizes a mortgage, it means the sellers bundles them together and sells them to the investors.

In those years, they sell a house to an individual even though he can't afford it or they can't pay for it at all. So it will become a bad debt. Then they bundled this mortgages/debt and sells them to the investors. Which cause the collapse of the economy on those years.

When a home is hit with a assessment to pay for an improvement in the neighborhood such as sidewalk repair, or paving a road, or
enyata [817]

Answer:

Brokers must disclose the information regarding the improvement and the fact that the property's taxes will increase the next year. Neighborhood improvements are paid by Special Assessment Districts adding taxes to existing properties or increasing sales taxes. Buyers need to know what property taxes they are expected to pay, and in this case, the current property taxes must be adjusted to show the real amount that will be paid in the future.

This isn't something necessarily bad because you are going to pay higher taxes, but your neighborhood is also improving.

The City of San Diego is about to replace an old fire truck with a new vehicle in an effort to save maintenance and other operat
marin [14]

Answer:

B. Purchase Price of the Old Vehicle

Explanation:

Step 1: Consider the relevant transaction from the old vehicle

The Purchase price of the old vehicle is considered a historical cost and in most situations, especially for accounting purposes, this amount has undergone depreciation from the very first year the old vehicle was bought.

Instead of concentrating on the purchase price of the old vehicle, the only transaction from that old vehicle that is worth considering is the Proceeds from its disposal which can serve as part of the payment for the new fire truck to be purchased.

Step 2: Consider the relevant transactions for the new vehicle

One of the very first transactions that are relevant for the new vehicle is the purchase price. A very expensive new fire truck can cancel out the benefits of its acquisition since the main essence of acquisition is to save cost.

Step 3: Consider the Expected Operating Expenses that can be saved by the new truck

This the main reason advanced by the CIty of San Diego to get a new fire truck. Hence, a fire truck that tends to increase maintenance and operating cos will not fit into the decision.

Based on these explanations, therefore, the only transaction that is not relevant to this decision is the purchase price of the old vehicle

Amount of return on asset = Rate of return * Asset value

Amount of return on asset = 15% * $150 million

Amount of return on asset = $22.5 million

Operating profit margin = Amount of return on asset / Sales

Operating profit margin = $22.5 million / $100 million
