The equal installment is calculaed as follows:

Equal amount = Loan Amount/ annuity factor

Annuity factor = (1 - (1 +r)^(-n))/ r

Annuity factor  = 1 - (1+0.12)^(-4)/0.12)

                         = 3.0373
